Preparing Your Commercial HVAC for Summer: A Checklist

Toronto summers are getting hotter. Make sure your cooling systems are ready with this comprehensive pre-season maintenance checklist.

The best time to find out your cooling system has a problem is not on the first hot day of July. Pre-season maintenance in April or May catches issues while technicians are available, parts are in stock, and you have time to plan. Use this checklist to ensure your facility is ready.

Rooftop Units

  • Clean condenser and evaporator coils
  • Check and replace air filters
  • Inspect all electrical connections and contacts
  • Lubricate fan motors and bearings
  • Check refrigerant charge levels
  • Test all safety controls and safeties
  • Verify economizer operation
  • Inspect belts, pulleys, and set screws
  • Test thermostat accuracy
  • Clear condensate drain lines

Condensing Units

  • Clean condenser coils thoroughly
  • Check refrigerant charge
  • Test contactor and capacitor
  • Inspect electrical wiring for damage
  • Verify fan blade clearance and condition
  • Test head pressure and suction pressure

Cooling Towers

  • Clean and flush basin
  • Inspect nozzles and distribution system
  • Test water treatment system
  • Inspect fan motor and gearbox
  • Check drift eliminators
  • Test makeup water system

Indoor Comfort Systems

  • Replace all air filters
  • Clean supply and return grilles
  • Test thermostats and controls
  • Verify zone damper operation
  • Inspect ductwork for leaks
