Boiler vs. Heat Pump for Commercial Buildings: Pros, Cons, and Costs

Boiler vs. Heat Pump for Commercial Buildings: Pros, Cons, and Costs

With provincial energy incentives and rising natural gas prices, many building owners are evaluating heat pump systems as alternatives to boilers. Here is an honest comparison.

Commercial Boilers

Gas-fired boilers remain the dominant heating source in Ontario commercial buildings. They are proven, well-understood, and serviceable by a large pool of licensed technicians.

  • Pros: high output, proven reliability, lower installation cost
  • Cons: gas dependency, combustion emissions, efficiency limited by flue temperature

Commercial Heat Pumps

Air-source and ground-source heat pumps transfer heat rather than generating it, achieving COPs of 2-4 at mild temperatures.

  • Pros: significant efficiency gains in shoulder seasons, no on-site combustion
  • Cons: reduced output below -15C, higher installation cost, requires electrical capacity

The Hybrid Approach

Many Ontario commercial buildings are now using hybrid systems — a heat pump as the primary heat source with a gas boiler as backup for extreme cold. This delivers most of the efficiency gains without the performance penalty.
